Building Process

At Wolfe Homes, we believe that the process of building or renovating a home should be a fun, exciting and enjoyable experience. To build great homes consistently we have developed a building process that is documented and followed with each home we build. It allows us to make certain you are always involved, informed and satisfied with your new home. There are basically TEN steps we go through to get to the completed home.

9 Pool 11. Introduction & Orientation

  • Meeting of client and builder to provide an overview of our customer services and listen to your needs and goals
  • Review Wolfe’s “customer team” approach and introduce team members.
  • Review Wolfe’s performance standards and discuss your budget expectations.
  • Determine design path, choosing the Semi-Custom or Custom path depending on your needs.

 

8 Cabinets2. Design Process

  • Develop design parameters – Concept Design direction, relevant site considerations, and budget guidelines.
  • Discuss design and construction standards – such as wall and floor assemblies, finish systems, mechanical and electrical design.
  • Select appropriate architect and/or designer based upon your needs.
  • Determine the required client Pre-Selections necessary to link budget and concept design.

  • Prepare detailed cost estimate based upon design development, Pre-Selections and standards.
  • Review and evaluate detailed estimate for design and specification implications.
  • Determine the client’s value perception associated with the estimated costs for Pre-Selections and standards. Revise specifications and/or design at your direction.

 

7 Elev - In Progress4. Final Design Package

  • Develop Working Design, reflecting all design and budget revisions.
  • Present, review and sign Contract Documents during our Contract Session.
  • Obtain loaf commitment from your lender, or one of our suggested lenders.
  • Develop and determine Exterior Color and Component selections.
  • Obtain architectural approvals for your community.

 

6 Framing 35. Contract Review & Construction Schedule

  • Review Contract Documents and our contract administration policies.
  • Review contract specifications, subcontractor quotes, and Schedule of Client Selections and Constructions Milestones.
  • Attend Pre-Construction meeting to review contract administration policies and procedures, develop action plan for Client Selections, and review startup schedule for construction.

 

5 Framing 26. Construction Begins

  • Locate house position and elevation on site. Review tree removal and grading issues.
  • Continue series of meetings with Selections Coordinator for review and selection of finishes, fixtures and components.
  • Break ground for construction of your new home!
  • Client completes first series of client selections.

 

 

4 Framing 17. Participate Through Progress Meetings

  • Under construction of home shell, attend Framing and Electrical rough-in progress meeting. Installation of HVAC, plumbing and electrical rough-in components.
  • Complete Final Finish set of selections. Installation of insulation and drywall components.
  • Attend Interior Finish progress meeting, and conduct review of planned finishes for your home.
  • Installation of interior finish components, such as doors and trim, cabinets, etc.
  • Attend progress meeting to review driveway, walks and landscape selections.

3 Drainage 28. Quality Inspection by Wolfe Homes

  • Receive letter of commitment from Wolfe Homes regarding 60-day delivery date.
  • Finalize your moving plans and arrangements.
  • Wolfe conducts our inspection and performs touchup and adjustments.
  • Obtain final Certificate of Occupancy from municipal or county authorities.

 

2 Concrete Walls9. Your Final Inspection & Acceptance

  • Attend Home Orientation and Delivery progress meeting to review operating systems and maintenance.
  • Prepare list of any items requiring touchup or adjustments during this meeting.
  • Attend the final home inspection, whereby you accept the home. Close on home and contract.

 

 

1 Grading 110. Your Warranty Service

  • Review your handy reference guide – Homeowner’s Manual – prior to submission of Warranty Service Request form for 60-day and 11-month warranty service.
  • Wolfe Homes schedules and performs 60-day warranty service visit.
  • Wolfe schedules and performs 11-month warranty service visit.
  • Provide Wolfe with customer feedback by completing Customer Comments Survey form.
